Rancho San Lucas is a 834-acre master-planned resort community on the Pacific side of Cabo San Lucas, and its resale market is small enough that you can genuinely know every listing in it. That is unusual in Los Cabos, and it is exactly why buyers who do their homework here tend to move quickly when the right property appears.
Here is an honest look at what is actually available inside the gates right now, what it costs, and how the three neighbourhoods differ.
The current inventory at a glance
As of late September 2026, the Los Cabos MLS shows a total of twelve active listings inside Rancho San Lucas: three golf-front condominiums and nine homesites. Completed single-family villas trade almost entirely off-market or as private resales, which is why you will rarely see one sitting publicly for long.

Condominiums: the Golf Villas
All three active condos sit in the Golf Villas neighbourhood, and they are remarkably consistent: two bedrooms, two and a half bathrooms, and between 1,777 and 1,815 square feet of interior space. Asking prices run from $694,900 to $799,000, with the spread driven almost entirely by position – how directly the terrace faces the ocean rather than the fairway.
- 55B Biznaga Blvd – 1,777 sq ft, golf frontage, $694,900
- Golf Villa 56A – 1,815 sq ft, ocean and golf view, seller financing available, $699,000
- Golf Villa 52B – 1,815 sq ft, the strongest ocean view of the three, $799,000
That works out to roughly $385 to $440 per square foot, which is competitive against comparable golf-front product elsewhere on the Cabo corridor. Browse the full set on our condos for sale page.
Homesites: from entry level to beachfront
Land is where Rancho San Lucas offers the widest range. The nine active homesites span $369,000 to $2,490,000 – a nearly sevenfold spread that tracks two things: which neighbourhood the lot sits in, and how close it is to the sand.
In The Villas, interior lots of roughly 0.13 to 0.16 acres start at $369,000. These are sized for single-level ranch-style homes and represent the most accessible way into the community.
Norman Estates is the other end of the scale. This gated enclave within the gates holds just 32 homesites, and the current actives run 0.29 to 0.55 acres priced from $1,099,000 to $2,490,000. The top of that range, 9 Marea, is a genuine beachfront parcel of about 0.55 acres fronting the dunes.

What drives price inside the community
Three factors do most of the work:
- Row position. First row from the Pacific commands a substantial premium over second and third row, even when lot sizes are identical.
- Golf frontage. Lots and units backing the Greg Norman course hold value well, particularly on the five holes that play along the beach.
- Build status. A finished villa carries a meaningful premium over a lot plus construction budget, largely because construction timelines in Baja are unpredictable.
How Rancho San Lucas compares on the Pacific side
The Pacific side of Cabo San Lucas has become the region’s growth corridor, with Rancho San Lucas, Diamante and Quivira all competing for the same buyer. Rancho San Lucas tends to win on two counts: it is the closest of the three to downtown Cabo San Lucas, roughly fifteen minutes by car, and its Grand Solmar resort component gives owners a genuine hotel-services layer. The Los Cabos Tourism Board publishes useful regional context if you are comparing areas more broadly.
Frequently asked questions
Can foreigners own property in Rancho San Lucas?
Yes. Because the community sits within Mexico’s restricted coastal zone, foreign buyers hold title through a bank trust known as a fideicomiso. It is a well-established structure administered under rules set by the Secretaria de Relaciones Exteriores, and it conveys full rights to sell, lease, improve and bequeath the property.
Is there financing available?
Some sellers offer direct terms – Golf Villa 56A and one of The Villas homesites currently do. Conventional Mexican mortgages exist but carry higher rates than US buyers expect, so most transactions here close in cash.
How quickly does inventory move?
Unevenly. Entry-level homesites under $500,000 tend to go under contract within a few months. Beachfront parcels above $2 million can sit considerably longer simply because the buyer pool is thin.
How this inventory compares to a year ago
The most useful context for a small market is direction rather than snapshot. Rancho San Lucas has been steadily converting land into finished homes since the golf course opened in February 2020, and the effect on inventory is visible: the proportion of available land to available finished product has shifted as buyers build out The Villas and Norman Estates.
What that means practically is that the entry-level land opportunity is finite and shrinking, while the finished-home resale pool is slowly growing. If you want a homesite in a particular position, waiting is not a neutral strategy.
Reading a Los Cabos listing properly
A few things behave differently here than in a North American market, and they catch buyers out.
- Asking prices are not closed prices. Public portals show what sellers want. Closed data sits with the MLS, and that is what you should price against.
- Days on market can be misleading. Listings are sometimes withdrawn and relisted, resetting the clock. Ask for the full history.
- Lot sizes come in mixed units. Mexican records are in square metres, marketing is often in square feet or acres. Convert before comparing.
- Furnished is common. An inclusion list belongs in the offer, not in conversation.
- Off-market is real. A meaningful share of finished villas here never reach public listings.
What to do with this information
If you are six to twelve months from buying, the useful step now is to get on a list for new inventory rather than refreshing portals. Inventory this thin means the property that suits you may only be available for a few weeks. Mexico’s national statistics agency INEGI publishes the regional housing and construction data if you want to look at the wider Baja California Sur picture.
